As the Cluster Location Manager, you lead two or more locations in the same city together with the Assistant Location Managers on site. You know what is important for the best “The Base” community experience and strongly relate with our core company values. Being hands on and understanding the needs of the community is important to you while also coordinating seamless operational processes behind the scenes and implementing the same service standards across all your properties.
Your responsibilities encompass everything that happens in the locations. From the atmosphere in the lobby to drinks and food in the Café, the Community Events, arrivals and departures of residents and all customer touchpoints in between. You are responsible for facility management and maintenance of The Base building as well as the implementation of all brand standards.
You lead your team by example and by living the company values of The Base on a daily basis. Coaching, training and team development are not only buzzwords for you – you look after your team and its wellbeing and development every day.
Together with the assistant location managers, the areas you will own are Community, Operations of accommodation, coworking and F&B and looking after your team. You will also work closely with our Sales & Marketing and Finance Departments to market your locations and ensure a sustainable financial performance.

  • Supervise Community Curation & Facilitation
  • Set Standards for Community Curation & Facilitation Processes and iterate continously
  • Track results of community events based on KPIs
  • Ensuring member satisfaction through feedback conversations, curtesy calls and surveys
  • Supervise Maintenance tickets, complaint handling, E-Mail and phone communication with members and ensure execution adheres to The Base Standards
  • Ensure adherence to house rules and community code of conduct
  • Representing The Base within the city and at industry events to build strong relationships with the locals
  • Together with Venue Sales Manager: Contract venue hires and ensure smooth event operations
  • Ensure smooth day-to-day operations in your locations, including out of hours customer support and on-call weekend shifts (approx. one weekend per month)
  • Coordinating and controlling all process including improvements/fixes
  • Ensuring adherence to brand standards (quality, security, hygiene) in all departments (Longstay, Shortstay, Coworking, F&B, Events, Community) through regular checks and documentation
  • Supervise F&B-orders, handling storage, inventory management, reporting
  • Negotiate service provider agreements and partnerships
  • Managing service providers and partners and resolving any issues in a proactive and timely manner
  • Liase with property and asset management of the landlord for preventative maintenance
  • Training of Company Values
  • Recruiting, Onboarding, Training, Development and performance management of the location teams and all direct reports
  • Coordinating task distribution within the team
  • Shift Scheduling, Holiday Planning
  • Ensuring adherence to legal guidelines for HR documentation
  • Teamevents
  • Coordination with Sales & Revenue Team to reach revenue targets
  • Plan and Coordinate Social Media Content Production in the Location Teams together with the Marketing Team
  • Supporting the Marketing Team with Online Reputation Management and use feedback to improve your locations and service delivery
  • Supervising on Site Sales activities like upselling and cross-selling
  • Developing strategies to optimise revenue and profit for sustainable results
  • Supporting the accounting team with Budgets und Reportings
  • Preparation for Monthly Reportings
  • Supervise Handling of Accounts receivable and Accounts payable in your locations 
Your profile - HARD FACTS
  • You have several years of multi-site experience within the field of hospitality or in a customer service role
  • Your experiences in food & beverage, events and community management are a plus
  • You know what kind of team you need to run and you can lead it – you have done so before
  • You know what our community wants and you can define and implement actions to make it happen
  • You have worked in a fast-moving environment and know how to juggle many tasks
  • You are KPI-driven, love analysis and know that data is key to run a successful, personalized and targeted customer journey
  • Financial performance is not a foreign language for you – you are cost conscious and know how to work with budgets and achieve financial targets.
  • You have a strong focus on the customer and high quality standards. Your eye for details helps you to deliver amazing customer service.
  • You will fight for solutions and ideas that appear ideal for you, while thinking win-win when it comes to taking decisions. Because of your entrepreneurial mindset, you are a self-starter and you love solving problems – keeping a clear head in high pressure situations is something you are famous for.
