The location team ensures that the heart of The Base beats strongly. It aims to give every community member an awesome experience during their stay at The Base.
As the Location Manager you know what is important for the best “The Base” community experience and strongly relate with our core company values. Being hands on and mixing with the community is important to you while also coordinating seamless operational processes behind the scenes.
Your responsibilities encompass everything that happens in the location, from the atmosphere in the lobby to drinks and food in the Café, the Community Events, arrivals and departures of residents and all customer touchpoints in between. You are responsible for facility management and maintenance of The Base building as well as the implementation of all brand standards.
You lead your team by example and by living the company values of The Base on a daily basis. Coaching, training and team development are not only buzzwords for you – you look after your team and its wellbeing and development every day.
Together with the location manager, the areas you will own are Community, Operations of accommodation, coworking and F&B and looking after your team. You will also work closely with our Sales & Marketing and Finance Department to market your location and ensure a sustainable financial performance.

COMMMUNITY
- Community Curation & Facilitation
- Conducting intro calls for potential community members
- Planning and execution of community events, like Get-togethers and Icebreaker Events as well as a weekly recurring event schedule
- Tracking results of community events based on KPIs
- Ensuring member satisfaction through feedback conversations, curtesy calls and surveys
- Maintenance ticket and complaint handling, E-Mail and phone communication with members.
- Implementation of house rules and community code of conduct
- Representing The Base within the local neighborhood to build strong relationships with the locals
- Together with Venue Sales Manager: Contract venue hires and ensure smooth event operations
- Coordinating day-to-day operations including actively helping with customer service and covering on-call weekend shifts (approx. one weekend per month)
- Coordinating and controlling all process including improvements/fixes
- Ensuring adherence to brand standards (quality, security, hygiene) in all departments (Longstay, Shortstay, Coworking, F&B, Events, Community) through regular checks and documentation
- Placing F&B-orders, handling storage, inventory management, reporting
- Negotiating service provider agreements and partnerships
- Managing service providers and partners and resolving any issues in a proactive and timely manner
- Ordering all kinds of work material
- Facility management and coordination and documentation of maintenance works, including coordination of measures with the landlord
- Training of Company Values
- Recruiting, Onboarding, Training, Development and performance management of the location team and all direct reports
- Coordinating task distribution within the team
- Shift Scheduling, Holiday Planning
- Ensuring adherence to legal guidelines for HR documentation
- Teamevents
- Coordination with Sales & Revenue Team to reach revenue targets
- Supporting the Marketing Team with Social Media Content
- Supporting the Marketing Team with Online Reputation Management and replies to online reviews
- On Site Sales activities like upselling and cross-selling
- Conducting Apartment- and Venue inspections
FINANCE
- Developing strategies to optimise revenue and profit for sustainable results
- Supporting the accounting team with Budgets und Reportings
- Preparation for Monthly Reportings
- Accounts receivable - Handling of debtors and claims management together with accounting
- Accounts payable - Invoice checking and approval
